Your apartment is an investment.
We manage it like one.
BONN. is an independent Melbourne agency focused on apartments. We lease and manage properties for local, interstate and overseas owners across the CBD, Southbank, Docklands and the surrounding inner city.
Apartments come with their own detail. Owners corporations, building managers, shared facilities and a rental market that can shift from one tower to the next. We work in that detail every day, so the advice you receive reflects your building, not just your suburb.

Fees
You should know what management costs before we speak. These are our typical fees for inner-city apartments, and your own are confirmed in writing before you sign.
Request a fee proposal ↗5.5% to 7.7%
Of rent collected, including GST. This is where most of the apartments we manage sit.
1.5 weeks’ rent
Charged when we lease your apartment to a new renter.
0.5 weeks’ rent
Charged when your apartment is relet under our management.
What moves the management fee
Three things decide where you sit. The weekly rent, how many apartments you hold with us and how much the apartment asks of us. Higher-rent apartments and owners with more than one apartment sit at the lower end. A single apartment at a lower rent sits higher, because the work involved is the same.
Where we manage
BONN. leases and manages apartments across inner-city Melbourne, building by building. These are the areas we know best.
From heritage conversions to new towers, with a deep and varied rental market.
Riverside and arts precinct towers with the city on the doorstep.
Waterfront apartments and larger floorplans. It is also where you will find our office.
Boutique buildings and period conversions beside the Fitzroy Gardens.
Established towers along the boulevard, close to the Royal Botanic Gardens.
Switching to BONN.
Tell us about your apartment and what you want from your property manager. We will review your current arrangement, including any notice period in your existing agreement.
Once you decide to move, we prepare the paperwork, including the notice to your current agent for you to sign.
We arrange the transfer of keys, the rental agreement, condition report, bond details and rent records, then check that everything is in order.
We introduce ourselves to your renter and confirm the new payment details. Their rental agreement continues and their bond stays lodged with the RTBA.
Owner questions
Marketing and leasing your apartment, selecting renters, collecting rent, inspections, maintenance, statements and the compliance work required under Victorian rental law. We can also work alongside your building manager and owners corporation where needed.
We meet applicants at inspections, verify the information in each application and check rental history and references. You receive the applications with our recommendation, and you make the final decision.
Start with a conversation. We will check the notice period in your current management agreement, prepare the paperwork for you to sign and manage the handover from your current agent.
No. A change of agent does not change the rental agreement. The rent, the lease term and the bond stay as they are. Your renter simply deals with BONN. from the handover date.
We look at comparable apartments that have recently leased, current competition and the features of your apartment. In Victoria, rent can generally be increased no more than once every 12 months, with written notice in the required form.
Renters report maintenance to us and we arrange quotes or repairs with qualified trades, in line with the instructions you have given us. Urgent repairs follow the process set out in Victorian rental law.
Yes. BONN. works with local, interstate and international owners. You receive statements, inspection reports and updates wherever you are.
Management fees are typically 5.5% to 7.7% of rent collected, including GST. The letting fee is 1.5 weeks’ rent and the reletting fee is 0.5 weeks’ rent. Where you sit in the range depends on the rent, the number of apartments you hold with us and what the apartment needs. Your fees are confirmed in writing before you commit.
