Reporting Maintenance

Report a repair the easy way.

For general maintenance and repairs, submit your request by email to your property manager, or via the PropertyMe app. To help us resolve it quickly:

  • Provide as much detail as possible — include photos or video if you can.
  • Note the exact location of the issue (e.g. “kitchen sink tap” rather than just “tap”).
  • Confirm whether you’ve tried basic troubleshooting:
    • Is the power on / has the safety switch tripped?
    • Have you replaced a blown light globe?
    • Have you replaced batteries in remotes or appliances?
    • Be clear about when the issue started and whether it’s ongoing or intermittent.
Urgent Repairs

When it can’t wait.

For urgent repairs, report the issue immediately to your property manager by phone or email. Urgent repairs include:

  • Burst hot water services
  • Faulty external door locks
  • Gas leaks
  • Flooding or storm damage
  • Serious roof leaks
  • Dangerous electrical faults
  • Fire damage

If the matter is urgent and occurs outside our business hours, contact our preferred tradespeople below and notify your property manager in writing as soon as possible.

We’ll contact you before your lease end date with renewal options — though feel free to reach out to your property manager to let us know your intentions.
Pets must be approved in writing. Complete the pet request form and send it to your property manager.
Tenants are responsible for locksmith costs. Fobs and security-coded keys are arranged via the owners corporation, which requires approval from the property manager. Contact us straight away for guidance.
You must provide written notice in line with the Residential Tenancies Act (Vic). Refer to CAV’s “renter giving notice of intention to vacate”.
