There are perhaps a dozen addresses in Melbourne that are genuinely finite. This is one of them.

35 Spring holds the high ground at the top of the city. Parliament on the rise, the Treasury and Fitzroy Gardens directly opposite, and an outlook over parkland that cannot be built out. The rest of the postcode is towers looking at towers. Addresses on this side of Spring Street are not made again, and the market has always priced them accordingly.

Nothing in the published data reflects that. Every portal estimate, suburb median and market report folds this building in with tens of thousands of apartments it has nothing in common with, most of them off the plan investor stock, and returns a number shaped almost entirely by them.
