Nothing in the published data reflects that. Every portal estimate, suburb median and market report folds this building in with tens of thousands of apartments it has nothing in common with, and returns a number shaped almost entirely by them.

We have manually backfilled every recorded sale in the building and published all of it. Median prices by configuration, rate per square metre, and the full year by year record. Updated quarterly as new sales settle.
Collins Arch should be measured against itself, not against the postcode.
Median values by year of sale. Thin years carry fewer transactions, so read the direction of travel rather than any single point.
Collins Arch sold off the plan from 2016 and settled in 2020. This page begins at completion. The developer’s own sales are left out, both the off the plan contracts and the settlements that followed, because launch pricing tells you what the building cost to buy new rather than what it is worth now. Those prices are still used as the comparison in the sales table below, so an apartment bought new and sold since still shows what its owner made.
A building median flattens the difference between a one bedroom and a three bedroom. These are the medians that actually apply to your apartment.
Every figure below is the median of that configuration’s sales over the last 24 months. Twelve months would leave several of these built on one or two transactions. The individual sales, and how many there were, are in the tables further down.
Every year we hold data for at Collins Arch, most recent first. Where a year shows a dash, we don’t yet hold enough of that configuration to publish a median.
The current year is marked “to” whichever month the record runs to, because it is still in progress. The record starts at completion in 2020. Sales from the off the plan campaign that ran from 2016 are excluded, along with the developer’s own settlements in 2020, so what you are reading is the established market rather than the developer’s price list.
